This family run bed and breakfast hotel has been established for over 20 years. The hotel consists of 83 well decorated, clean and comfortable rooms. Most rooms have en suite shower and toilet. There is a television in every room. Hairdryers and irons are available on request. Our priority is to give you a warm and friendly service at affordable prices. Included in the price is a full English and continental breakfast, and VAT. The hotel is very central and is within two minutes walking distance to Kings Cross Station. This gives our customers easy access to the airports and to local attractions. Through Kings Cross Thameslink station (2 minutes walk) you have a direct train to Gatwick and Luton airports. On the underground, you have a direct route to Heathrow Airport. For Stanstead airport, you can take the underground to Liverpool Street, then a direct train from there. This is an ideal base from which to explore London. Through the station and bus routes it is very easy to reach places such as Covent Garden, Leicester square, Trafalgar Square and Piccadilly Circus, or to visit Oxford Street's exciting shops. All these places are only 15 minutes away. The British Museum is 10 minutes by bus, and the British library is 5 minutes walk. There is something for everyone whether on business or pleasure.

Although the room is quite small, almost no spaces for luggage, it is just one block across the street from Kings Cross Station, easy access to the tube, bus and train. My room is on top floor (4th) and its a good exercise to take your luggage upstair thru the very narrow staircase. Breakfast is good and enough. If you travel on budget, its OK.

Clean and very small. Not quiet. I was in a room on the ground floor re which was nice as there is no lift. A couple in the next room was so loud one night the management gave me another room on the 3rd floor to sleep in. If it were quiter I'd go back as the price is good.

A cheap and cheerful place to sleep. Not somewhere to hang about in. Recently refurbished rooms clean and tidy. Rooms quite small. Breakfast plentiful, if not the best quality, would set you up for the day. Guests a mix of construction workers and tourist both UK and International.

very good quality for the prize. Shure it is not first class, and the rooms are small, but facilities are clean, sevice is friendly and the location is great for discovering London.

Considering the price of £40 I thought the hotel room was very good value. Very close to Kings Cross/St Pancras which was useful and an effort had obviously been made to keep the room in a clean condition. I didn't get time to shower or eat breakfast before I left to catch my early train so can't comment on them. Overall though, I would probably use this hotel again when looking for a reasonably cheap room in london.

The sweetest rooms, small but excellent for our stay. Absolutley worth the price, big and wonderful breakfast, 100m from Kings cross, I will certainly book this hotel again!

This hotel is quite close to King's Cross, the rooms are very small but clean, the bathroom is ok. The staff is helpful. The main advantage of this hotel is the price, quite reasonable (breakfast is included), and its location on the Circle Line. Drawbacks : the rooms are really small, and noise from other rooms and corridors cross easily through the walls. Not recommended for business or romantic holydays, but nice for travellers on a budget.

I booked a quiet single room and was positively surprised to get a really quiet double room. That was great! The room was still small but as it was for one person I could not complain. The only things I did not like was a horrible smell from the bathroom sink hat woke me up every morning. Closing the door made the air a bit better, but not 100%. Breakfast was very simple but OK: typical English breakfast with eggs, toast and cornflakes, but no choice (every day the same orange marmelade)and tomatoes from a can.
